I will say that Sunnyvale hasn't quite nailed mixed use buildings. Like, the residential stuff is fine but the commercial space is just way too big? There's no reason a Melt needs to be this tall.

Contrast this to the "historic" Murphy Ave. Part of it is yes, the street is closed off now, but also everything is smaller and closer together and it feels nice!

That's one problem, but the main problems are (1) the rent the developer would have to demand for the new retail spaces is far too much for the little stores currently in the strip malls and (2) housing developers don't know how to design or market retail spaces. It's all about Prop 13 really.
