A good reminder that California's affordable housing regime requires PLANNING for low-income housing and not CONSTRUCTION of low-income housing. (Obviously, some reasonable reasons for this, but for all the heat that housing element conversations get they don't mean housing gets built.)

Because planning is all they do at the policy level. Private companies perform 99% of RE Development, they can’t be required or forced to build anything anywhere - just encouraged. We need more Public Housing and a repeal of the FairCloth Act - that’s how we get more housing for all incomes.
