We would like to inform you that we have contacted the landlord of the property regarding the issues you have raised. The landlord has been advised to schedule the necessary works within 5 days of receiving the Council’s correspondence. If no works have been carried out or no schedule has been agreed upon, please feel free to contact us again. At that point, if a suitable resolution has not been confirmed within 5 days, I will review the situation and allocate your case to an enforcement officer for further action. Please be reminded of your responsibility to provide reasonable access to the landlord or their representatives to enable completion of these works. Failure to provide access may delay the necessary improvements to the property and could limit our ability to assist further with your complaint. We kindly request that you wait until the 5 day period has passed before contacting us again, unless the condition of the premises has significantly worsened, as this will allow sufficient time for the landlord to act. Landlord: The effective date of a higher rent was set on May 1, based on my solid expectation that the bathroom issue will be fixed completely by then. I fully understand that it’s been delayed significantly and I have made every possible effort to rectify that. Regarding the deposit, I have our written exchange from 25th March 2021 where you explicitly confirmed "I have not done that" when I asked about the deposit protection. Since you failed to protect it within the 30-day window, any Section 21 you try to give me is completely invalid. Even if you try to return the money now, it doesn't change the fact that you broke the law. From now on, please do not come to the house with a cheque. I will not accept it in person or via post, and I will not be accepting any phone calls or WhatsApp messages. I want everything in writing via email only so there’s a proper record for the Council and the court.
In that case, I prefer to return the deposit to you and serve a section 21 notice which would give you two months to vacate the property. Please provide your bank account details. If I fail to receive them, I will handing a check in person. Thank you, [redacted]. Ps: I understand and share your frustration regarding the bathroom repairs. Please note that this is beyond my control and the freeholder has been on top of this issue continuously coordinating with our building insurance company for which we can provide full evidence. As mentioned earlier the current rate is discounted versus the market rate and please let the risk of re-rental under current condition rest with me.
Landlord: I suggest take your time to consider your financials and the market, then perhaps suggest your ceiling and I can revert Rammi: Maybe 15% at most, so a £300 increase Landlord: Ok. Let’s agree on that. I will send a new agreement
