Seem to be plenty of places that match that criteria from a quick perusal of Craigslist. Not sure I'd argue zoning is truly fixed in CA yet (especially not until SB79 actually takes effect), but at least in Berkeley rents peaked early this decade

See this post by @jwbee.bsky.social with a great analysis of Berkeley rental registry data. It's only rent-controlled units, but since it's just initial rents and there's no vacancy control due to Costa-Hawkins, these are market rents. bsky.app/profile/jwbe...
